To ensure a safe, peaceful, and respectful stay for all guests, neighbors, and future visitors, please review and follow the rules below. By booking, you agree to abide by everything outlined here. 🕐 Check-In & Check-Out Check-in: 3:00 PM | Check-out: 11:00 AM Early check-in or late check-out may be available upon request — please ask in advance. Please leave the home in the same general condition you found it. Excessive mess may result in additional cleaning fees. 👥 Maximum Guest Policy Maximum 10 guests allowed per reservation — no exceptions. Only registered guests are permitted on the property. Unregistered visitors must be approved in advance. Violation of guest limits may result in immediate termination of your stay without refund. 🔇 Quiet Hours Strictly enforced from 10:00 PM to 7:00 AM. No loud music, shouting, or disruptive behavior during these hours. Please be mindful — this is a residential neighborhood, and noise complaints can result in fines and early termination of your stay. 🚫 No Open-Invite Parties or Events Open-invite parties and large gatherings are strictly prohibited. All events (birthdays, family reunions, small celebrations, etc.) must be disclosed and approved before booking. Violations will result in immediate termination of the stay without refund, and law enforcement may be contacted if necessary. Additional fees will apply for any damage, excessive cleaning, or neighborhood disturbances. 🚭 Smoking Policy ✅ Outdoor Smoking Allowed Smoking is permitted outdoors only. Ashtrays are provided — please use them and dispose of butts properly. Be mindful of wind direction and smoke drift near doors and windows. 🚫 No Indoor Smoking Absolutely no smoking inside the house — this includes tobacco, vape, and cannabis products. Violation will result in a $250 cleaning fee and may affect your ability to book again in the future. 🐶 Pet Rules Dogs only are permitted — no cats or other animals. Maximum of 2 dogs per reservation. Each dog must weigh 90 lbs or less. Dogs must be house-trained and never left unattended inside or outside. Please clean up after your pet — both indoors and in the yard. Dogs are not permitted on furniture or beds. Guests are responsible for any pet-related damages or excessive cleaning fees. ⚖️ Service Animal Notice In accordance with Texas Health and Safety Code § 437.023, it is illegal to falsely represent a pet as a service animal. Violators may face fines up to $1,000 and 30 hours of community service. We gladly accommodate legitimate service animals as defined by the ADA, but reserve the right to report suspected fraudulent claims under state law. 🚗 Parking Please use designated parking areas only. Do not block driveways, mailboxes, or neighbors' access. Park at your own risk — we are not responsible for damage or theft. 🗑️ Trash & Recycling Please bag all trash and place bins at the curb on collection day (info provided in the welcome guide). Do not leave trash bags outside the bins — wildlife may get into them. 🍳 Kitchen & Appliances Please clean dishes or load the dishwasher before checkout. Wipe down counters and the stovetop after cooking. Report any broken appliances or items immediately — accidents happen, and we appreciate honesty. 🔐 Security & Privacy Exterior security cameras are present at entry points for safety. There are no cameras inside the home or in private areas (bedrooms, bathrooms, etc.). Please lock all doors and windows when leaving the property. Do not share access codes or keys with anyone outside your reservation. 💔 Damages & Reporting Accidents happen — please report any damage or breakage as soon as possible. Early honesty often means lower fees. Guests are financially responsible for damages beyond normal wear and tear. Tampering with locks, smoke detectors, thermostats (extreme settings), or security devices is strictly prohibited. 🏘️ Respect for Neighbors This home is part of a quiet residential community. Please keep noise low, especially in outdoor areas and during late evenings. Multiple noise complaints may result in early termination of your stay. 🚨 Emergencies Emergency: 911 Host contact A first-aid kit and fire extinguisher are located in the kitchen cabinet By booking and entering this property, you confirm that you have read, understood, and agree to all of the rules above.
