🏡 House Rules To ensure a peaceful and respectful stay for all guests and neighbors, please review and adhere to the following house rules: 👥 Max Guest Policy • Maximum 10 guests allowed per reservation — no exceptions. 🔇 Quiet Hours • Strictly enforced quiet hours from 10:00 PM to 7:00 AM. • No loud music, shouting, or disruptive behavior during this time. 🚫 No Open Invite Parties • Open invite Parties and large gatherings are strictly prohibited. • Need to Inform of any events before booking. • Any violation will result in immediate termination of the stay without refund and may involve law enforcement if necessary. 🚭 Smoking Policy We aim to maintain a clean and comfortable space for all guests. Please follow our smoking policy during your stay: ✅ Outdoor Smoking Allowed • Smoking is permitted outdoors only. • Ash trays are provided — please use them to properly dispose of cigarette butts. • Be mindful of wind direction and smoke drift near doors or windows. 🚫 No Indoor Smoking • Absolutely no smoking inside the house. • This includes all tobacco, vape, and cannabis products. • Smoking indoors will result in a $250 cleaning fee and may impact your ability to book in the future. Pool Rules – Please Read Before Using We want all our guests to enjoy the pool safely and responsibly. Please review and follow these rules during your stay: ✅ General Rules • Use of the pool is at your own risk. There is no lifeguard on duty. • No diving or running around the pool area. • Children must be supervised by an adult at all times. • No glass containers near or in the pool area. • Shower before entering to help keep the water clean. • Dry off before entering the house to avoid slips and water damage. 🚫 Restricted Behavior • No pets in the pool. • No loud music or pool use during quiet hours (10 PM – 7 AM). • No jumping from furniture or structures into the pool. • No parties or unauthorized guests in the pool area. Pet Rules • Dogs only are permitted. No cats or other animals are allowed. • A maximum of 2 dogs per reservation is allowed. • Each dog must weigh 90 lbs or less. • Dogs must be house-trained and not left unattended inside or outside. • Please clean up after your pet, both in the yard and inside the home. • Dogs are not permitted on furniture or beds. • Guests are responsible for any pet-related damage or excessive cleaning. ⚖️ Service Animal Notice In accordance with Texas Health and Safety Code § 437.023, it is illegal to falsely represent a pet as a service animal. Violators may face fines up to $1000 and 30 hours of community service. We gladly accommodate legitimate service animals as defined by the ADA, but we reserve the right to report suspected fraudulent claims in accordance with state law. ⸻ By booking, you agree to abide by all house rules. You’ll have access to the entire home, including the front and backyard, pool, hot tub, patio, and grill. A few storage closets may be locked for cleaning supplies and owner storage.
